Building or renovating a high-end home in Wellington and the wider Palm Beach County area means working inside a specific set of local realities. Each municipality runs its own permitting and review — Wellington's village process is not the county's, and neither resembles Jupiter's or Boca Raton's — and most established communities add an architectural committee that reviews elevations, roof material, exterior finish, paving and fencing before a permit application even begins. We plan that approvals path into the project from the start, because it shapes the design as much as the schedule.

South Florida construction is also driven by the environment. Florida Building Code sets wind-load requirements that influence structural design, connectors, roof attachment and opening protection, so impact-rated glazing and engineered openings are decided during design rather than bolted on later. Site elevation, fill and stormwater management matter as much as the building, and flood-zone designation can determine finished-floor height and what's permitted at grade. Closer to the ocean and the Intracoastal, salt air and humidity make specification decisions — exterior metals, fasteners, coatings, roofing assemblies — the difference between a house that ages well and one that doesn't.

Wellington adds a dimension that almost nowhere else in Florida has: the equestrian estate market. Properties in and around the Equestrian Preserve are planned as working land as well as residences, with barns, paddocks, service access, drainage and the house all sharing one site and one set of constraints.
