Wellington is unlike anywhere else in Palm Beach County to build in, because so much of it is organised around horses. Properties in the Equestrian Preserve are planned as working land as well as home sites: barn, paddocks, arena, service access and residence all have to coexist, and zoning here treats them as related uses rather than separate ideas.
Away from the preserve, Wellington's residential neighbourhoods are largely late-twentieth-century construction on generous lots — houses that are structurally sound and well located, but with closed floor plans, original kitchens and baths, and systems that have reached the age where replacing them is the sensible move. Whole-home renovation is often a better proposition here than starting over.
Either way, the village's own review process matters. Wellington applies its own zoning, permitting and architectural standards, and equestrian parcels carry additional requirements around structures, setbacks and use. Designing with those constraints in front of you from the start is far easier than adjusting later.
